Why Remodel?

If you are remodeling and wanting a new kitchen for your own home in which you plan to live for years to come, then you will set your budget accordingly. If, you are remodeling a tired, outdated kitchen to add value to a house that you plan to sell soon, you will have to do your homework to see that you don't spend too much for not enough gain, when you come to sell (overcapitalise).

A kitchen remodel for an upcoming resale means that you need to match all your designs, materials, color schemes and kitchen style, to your targeted market - from which your buyers will come.

If you keep this sector in mind, then you will know what appeals to them and you can give them the things they are looking for. For example, it would be sensible to remodel your small inner-city kitchen in a contemporary style with splashes of color and lots of glass and brushed steel, if you decide that the people most likely to buy your appartment will be young professionals, who really want that sort of design style.

Alternatively, you wouldn't do that sort of kitchen renovation for a large old country farmhouse kitchen, which you feel would sell to a large family who really appreciate the country style. Yes, you CAN do it yourself..the planning and design can be done by you, especially if you know what pitfalls to avoid. But if you feel that your time and efforts are best spent elsewhere, or aren't confident that you can do a great job, then use a designer. They will co-ordinate it all for you as well as plan, design and present ideas to you.

Let's assume that you are going to do all the planning and co-ordinating of your kitchen remodeling project yourself, and you are going to resell your home afterwards.

Your first decision is whether you will do a major kitchen remodel, including some reconstruction, or if you'll use the space you already have and just do a 'cosmetic renovation'.

A cosmetic renovation requires that a 'face-lift' is given...you will reface cabinets,repaint, refloor and perhaps add some lighting and power points. It is a minor expenditure compared with a thorough renovation, and it just lifts tired kitchens into a category that is acceptable for reselling the home.
